Different voltage reading

Hello guys.

I just got a small solar setup for my apartment. The voltage displayed on my pwm charge controller was 12.2v, the inverter displayed 12.5v while my multimeter read 12.9v from the battery terminals.

Which of these values is correct?
Which of these values corresponds with the true state of my battery?

A direct reading from the battery terminals will always be the most correct.

If your charge controller and inverter are showing overly low battery voltage then you may have undersized wire causing too much voltage drop. Or you could have poor crimps and/or connections.

What size and length wires do you have? Post a schematic with everything labeled with details. Post some relevant pictures showing how it is all connected together.
