I would add in an option for forced air condensing. Bryant is at 98%. Gas is a very quick way to warm a cold home. If they ever bring in power, you will want it.
My other is one of the very beautiful propane fake log fireplaces. Some have heat exchangers for 2 + rooms. Fire place extraordinaire and anything made by Travis industries. Nothing like an instant beautiful heat source. Just be careful as Happy Hour may start before 5.
