[Nevada] For the same money, which would you choose?

Wells are expensive.

You don't get your money back out of a solar setup if you sell.

Go with the grid-connected lot in the city. You'll always be able to sell it for what you have into it should you choose to move later.

IMO of course.
 
Would any of you guys buy a property that had no humans within a 30 minute radius but was within a mile AND eyesight on the busiest road in the county? Being desert, there would be no cover (to begin with) to obscure any activities. Permits required but otherwise SOLITUDE.

I am a mile and a half from the interstate with lots of trees between here and there, and I can hear traffic when I am outside in my yard. The drone of air conditioners drowns out some of the noise, but not all of it. It didn't seem to be as bad when I first moved out here, but that was before speed limits were raised.

Yeah.... you can really hear the cars from this place. The one thing that concerns me is the amount of traffic it gets... No one has built anything there since before Nevada was founded, the Mormons or miners or Indians didn't want anything to do with it. But if I put something up someone with the county is going to pass by and take notice... or some hater is going to report to code enforcement... or worse, people will want to move nearby!

You started with "What do you think about 1/4 acre in town vs 2 acres without water" and 45 days later it's "I found an uninhabitable place with no other forms of life to deal with" haha

How big is the property? Plenty trees can grow 5-6 feet a year if you want privacy and have the room for them. Are you sure you're indefinitely OK with the majority of human contact being people at Walmart?

Trees... what kind of tree grows super fast and doesn't need to be cleaned up? I hear poplar grows fast but sheds a ton of branches when it gets big.

Maybe I will excavate to where I can't be seen from the road lol


Here in NV, anything smaller than 1 acre is pointless if you want to be off grid as state law says you need a minimum of 1 acre for septic. As to when that went into effect, I have no idea but there are lucky folks with septic on 1/4 acre and smaller lots.

NAC 444.790  Lot size. (NRS 439.200, 444.650)

1.  A minimum area of 1 acre (43,560 square feet), including public streets and alleys or other public rights-of-way, lands or any portion thereof abutting on, running through or within a building site, is required for the installation of an individual sewage disposal system on a lot served by a well.

2.  For a lot that is a part of a tentative map that is approved before January 1, 2000, a minimum area of 1/4 acre (10,890 square feet), including public streets or alleys or other public rights-of-way, lands or any portions thereof abutting on, running through or within a building site, is required for the installation of an individual sewage disposal system on a lot served by a community water supply.

There are more than 2 choices - continue the search. Be patient.

More land is better than less,
Less rules and regs are better than more,
More quiet and isolated is better than next to an interstate hwy.
The place you buy now could be a stepping stone to the next one you will buy.

Be realistic. No sense throwing away what you have on a pipe-dream, just to end up worse off.
At any stage: "can I sell and get my investment back again?" if the answer is NO, then don't do it, too much risk.

I will give you an example: my own.
23 years ago my two choices were: 30 Ac with an older home and lots of potential, OR a Lake front property on 1/2 Ac, at twice the price - ie would take all I had at the time and borrow to the max to get the water front. The lake property was an hour to the nearest town, the 30Ac was 20 minutes. All these years later - I did the right thing, not because the lake property was a bad investment choice, (it wasn't) but because it was too risky for me and my family, and would have generated years of stress. You need to do what is best for you and your situation.

Are you looking in Pahrump or something like that?

If this is your first rodeo, again go with the city lot.

Don't spend any money on anything you won't get back. Don't erect any crude shacks, toilet houses, shower houses etc.

You'll be better off getting a loan for the smallest house the municipality will let you build vs throwing 20k at something that's permitted and will be a burden for your relatives to get rid of should something happen.

I have a very private off-grid recreational property and another not so private one.

As I have gotten older, I have found there are benefits to having the right kind of neighbors vs being a task-oriented hermit.
